Comal Inn (“we,” “us,” or “our”) respects your privacy. This policy explains what information we collect through comalinn.com and our other online channels, how we use it, who we share it with, and the choices you have. It applies to visitors, guests, prospective guests, and anyone who contacts us through the site.

1. Who We Are

Comal Inn is a small, owner-operated boutique vacation rental property located at 424 Comal Ave, New Braunfels, TX 78130. We are the data controller for personal information collected through this site.

2. Information We Collect

We only collect information you choose to provide, plus a small amount of technical information your browser sends automatically.

Information You Give Us

• Contact form submissions. Name, email, phone number, and the contents of your message when you fill out the form on our Contact page.
• Reservations & Payments. When you book directly or through an online travel agency, your reservation and payment information is handled by our booking and guest management platforms. Comal Inn does not directly store your credit card information.
• Guest portal. When you complete pre-check-in through our guest portal, you provide information needed to access your stay including contact details and acknowledgment of policies.
• Real estate inquiries. If you use the SMS-based contact forms on our Find a Home page, a pre-filled text message is opened on your device addressed to Joshua Downey, Licensed Texas Realtor · Keller Williams Heritage · TREC License #584061. That message is sent directly from your phone via your mobile carrier.
• Direct contact. Information you share when you email us at inquire@comalinn.com, call or text us at (830) 629-6060, or contact us through any other channel.

Information Collected Automatically

• Server logs. Our hosting provider records standard request metadata — IP address, user agent, page requested, timestamp — for security, troubleshooting, and abuse prevention.
• Analytics. We use Google Analytics 4 to understand how visitors use the site (pages viewed, navigation paths, device categories). Google Analytics sets cookies in your browser. We do not use those cookies for advertising or to identify individual visitors.
• Embedded features. Google Maps embeds on our Contact and Location pages may set cookies to function correctly.

3. How We Use Your Information

We use information you provide to:

• Process and manage your reservation
• Send booking confirmations and stay-related communications via email or SMS
• Release door codes and check-in information through our guest portal
• Respond to inquiries and provide guest support
• Comply with legal and regulatory obligations
• Protect the security of our site and prevent fraud or abuse

We do not sell your personal information. We do not share it with advertisers, data brokers, or other third parties for their own marketing purposes.

4. Who We Share Information With

We share information only with the parties needed to deliver your stay or operate the property:

• Booking & guest management platforms — our reservation, payment, and guest portal systems handle booking and check-in information on our behalf.
• Online travel agencies.If you book through Expedia, Booking.com, Hotels.com, or another OTA, that platform's privacy policy governs the information you provide to them.
• Legal and regulatory. We may share information when required by law or a legitimate regulatory request.

5. Third-Party Services We Use

The site uses the following services. Each has its own privacy policy that you should review:

• Eviivo — direct booking and reservation management at via.eviivo.com
• ChargeAutomation — guest portal, pre-check-in, and deposit management at app.chargeautomation.com
• Stripe — payment processing. Comal Inn does not directly store credit card information.
• Web3Forms — contact form processing at web3forms.com
• Google Analytics 4 — aggregate site usage measurement. We have not enabled ad-personalization or cross-site tracking features.
• Google Maps — embedded maps on our Contact and Location pages.
• Vercel — our hosting provider. Vercel processes server requests and logs standard request metadata for security and operational purposes.
• SMS lead forms— the real estate inquiry forms on our Find a Home page generate a pre-filled SMS message sent directly from your phone to Joshua Downey, Licensed Texas Realtor · Keller Williams Heritage · TREC License #584061. These messages are handled by your mobile carrier and are not processed through Comal Inn's systems.

6. Cookies

We use cookies for two purposes:

• Analytics cookies — set by Google Analytics to measure aggregate site usage. These do not identify you personally to us and are not used for advertising.
• Functional cookies — set by Google Maps embeds to function correctly.

We do not use cookies for advertising, retargeting, or cross-site tracking. You can block third-party cookies in your browser settings; doing so may affect the maps embed functionality.

7. SMS Communications

Reservation-related messages. By providing your mobile phone number when making a reservation, you consent to receive SMS text messages from Comal Inn related to your stay. These may include booking confirmations, check-in information, door codes, stay reminders, and check-out details. Reply STOP at any time to opt out. Standard message and data rates may apply.

Real estate inquiries.The Find a Home page includes SMS-based contact forms that open a pre-filled text message on your phone addressed to Joshua Downey, Licensed Texas Realtor · Keller Williams Heritage · TREC License #584061. Submitting that message sends it directly from your phone via your mobile carrier. Comal Inn does not collect, store, or process the contents of those messages. Joshua Downey's use of your information is governed by Keller Williams Heritage's privacy policy.

8. How Long We Keep Information

We retain contact form submissions and reservation information for as long as needed to service your stay and meet reasonable recordkeeping standards. Server logs are retained for a shorter operational window by our hosting provider.

9. How We Protect Your Information

Our site is served over HTTPS. Information submitted through our contact form and booking system is transmitted over encrypted connections. Comal Inn does not directly store credit card information. No method of transmission or storage is 100% secure; we make reasonable efforts to protect your data.

10. Your Rights

Depending on where you live, you may have rights regarding your personal information — including the right to access, correct, or delete it.

Texas residents have rights under the Texas Data Privacy and Security Act (TDPSA), including the right to know what personal data we process, the right to correct or delete it, and the right to opt out of sale or targeted advertising. We do not sell personal information or use it for targeted advertising.

11. Children

This site is not directed at children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has submitted information through the site, contact us and we will delete it.
